论文提要:The spatial sorting and housing market in the United States have witnessed two significant changes between 1980 and 2000: the concentration of population in metropolitan areas, and the increased regional housing price variations. These changes happened in parallel with widening metropolitan wage premium and college premium. I develop a quantitative spatial equilibrium model with heterogeneous agents, endogenous housing prices, and incomplete markets to quantify the contribution of each mechanism in explaining the observed housing market changes. Quantitative results suggest the primary force shaping population and price changes is the metropolitan wage premium, which accounts for around 90% of the observed changes in metropolitan population and house prices over the period. I also show that the second most important factor in explaining house price dispersion is relocation. Furthermore, the relocation of workers has quantitatively large implications for wealth inequality.
演讲人简介:Bo Li is a PhD candidate in Economics at Stony Brook University (SUNY). He obtained Bachelor of Mathematics from Peking University in 2010 and his Master of Economics from Peking University before pursing his PhD degree. His research interests include macroeconomics, housing economics, and computational economics.
